Castlepoint Numa is looking to go even taller with a residential development proposed for Toronto’s Port Lands neighbourhood.
The project, at 115 Saulter Street South, comprises two towers reaching 53 and 47 storeys – a jump from the 45 and 40 storeys the developer proposed for the site last year.
The Port Lands area, along the city’s eastern waterfront, is undergoing extensive redevelopment with a number of mixed-use communities and parks planned, including 400 acres of city-owned land that will see the development of housing, office space and a film studio.
The Saulter project is within the Port Land’s McCleary District. Castlepoint Numa noted that the McCleary District Precinct Plan has indicated increased height permissions will be introduced, which influenced the proposal’s amended tower heights.
The towers collectively would span 76,000 sq ft and would have 1,046 residential units ranging from studios to three-bedroom suites. The tenure of the units, whether rental or condominium, has not yet been decided.
A shared podium will have retail space, townhouse units, live/work units and a 4,600 sq ft film production office – an increase of more than 1,300 sq ft from the previous submission. An underground garage would provide 204 spaces.
The site is 100m south of Lake Shore Boulevard East and 400m from the intersection of the Gardiner Expressway and the Don Valley Parkway. It is less than 300m from the under-construction naturalized river mouth connecting the Don River to Lake Ontario. The new waterway will have wetlands with trails and areas for kayak and canoe launches.
