Two industrial properties in Abbotsford, B.C., have been listed for $27m by a private ownership group, Green Street News can reveal.
The warehouses, at 31825 and 31867 Marshall Place, comprise 51,000 sq ft combined, for an estimated valuation of $529/sq ft. The adjoining lots total 4 acres at one of the city’s busiest sections. OneFlatFee has the marketing assignment for the properties, which must be purchased together.
Valley Select Foods occupies the 35,000 sq ft warehouse at 31867 Marshall Place under a lease that runs until 2029.
The property at 31825 Marshall Place spans 16,000 sq ft and has 10,000 sq ft of covered outdoor space. An existing tenant is moving out at the end of January, and another space on the property is available for lease.
The offered properties are immediately south of Highway 1 and 400 m from the nearest on-ramp. They also are 3 km from downtown Abbotsford and 3 km from Abbotsford International Airport.
Abbotsford, home to about 170,000 residents, is 55 km southeast of downtown Vancouver. It offers easy access to the coast and the Fraser Valley.
