SOUTH Australia’s planning panel has recommended approval for an 180-metre high Adelaide tower that would comfortably be the tallest in its CBD.
The SA1 tower, at 207-029 Pulteney Street and across from the heritage-listed St Paul’s Church and Bob Jane T-Mart, would soar 42 metres higher than the current title-holder, the Crowne Plaza on Frome Street.
The 55-storey building, designed by Cox Architecture and JPE Design Studio for NSW-based developer JWDT Land Unit Trust, would feature 330 apartments across levels 22 to 50 with penthouses from levels 51 to 53, 160 hotel rooms from levels 13 to 20, a rooftop garden across the top two levels, sky lounge on level 11 and gym on level 12, as well as three restaurants.
Currently, the site, at the intersection of Flinders Street, is improved by a three-storey building and open-air car park.
Government planning officer Ben Scholes recommended that the State Commission Assessment Panel approve the tower, considering it to not be at odds with the provisions of the Planning and Design Code.
“While the development would be likely to significantly alter the built form profile of the Adelaide city skyline, the CBD has evolved in recent years through the proliferation of tower developments which are not concentrated in the city’s traditional core or its primary pedestrian area,” Scholes wrote.
The State Commission Assessment Panel will assess the plans on Wednesday.
Adelaide Airport has cleared the tower for not interfering on commercial flight paths.
