Altree Developments is the latest Toronto developer to switch their project from condominium to purpose-built rental.
Altree resubmitted plans for Highland Commons, at 1650 Military Trail in the city’s Scarborough region, scaling down the number of units and switching them to rental apartments. The building’s height – eight storeys – remained the same.
Plans call for 112 residential units, down from 175 proposed in 2023. The property is less than 2 km from the soon-to-be-expanded University of Toronto Scarborough campus, and the units are primarily large-format, with up to four bedrooms.
This is a change from previous plans, which comprised studios to three-bedroom suites.
“With a gross floor area of 11,060 sq m, this project will not only meet the growing demand for student housing but also contribute to the vibrant local community,” Altree told Green Street News.
Planned amenities include guest suites, a pet wash station and a rooftop terrace. Altree said it hopes planned common areas “foster a sense of community and provide spaces for collaboration and socialization among residents.”
1650 Military Trail is an irregularly shaped parcel of less than an acre. It’s just south of Old Kingston Road and is occupied by a one-storey presentation centre.
Multiple TTC bus routes are nearby, and the Guildwood GO station is 4 km away.
The application is under review by the City of Toronto.
