A Southern Ontario land parcel with approved development permits is expected to fetch bids around $7.2m, Green Street News can reveal.
Century 21 Royaltors Realty has the assignment for 41 Britton Court in Bowmanville on behalf of a private investor. The property is being marketed unpriced, but guidance for the 4-acre parcel is approximately $1.5m/acre plus $1.2m in development charges that have been paid by the current owner.
Permits have been approved for a 54,000 sq ft industrial building divisible into five units. The plans include 10 truck-level doors, five drive-in doors and a 26 ft clear height.
The site, which is vacant and partially serviced, is zoned M2 – general industrial. Permitted uses include manufacturing, warehousing, distribution and logistics. Outside storage is permitted.
The property is 330 m from Highway 401, 2 km from Highway 2 and 7 km from Highway 418. Darlington Nuclear Generating Station is 6 km from the site.
Bowmanville is in the Durham Region, approximately 65 km southeast of downtown Toronto.
