ISPT and Aliro Group have gained development approval for stage two of the Barracks at Metroplex Estate in Wacol, which will add more than 50,000 sqm of space to Brisbane’s industrial market.
Stage one, totalling 31,400 sqm, was recently completed and achieved 100% pre-leasing early this year. Tenants include Alloys, QCC Hospitality Supplies, and Tasman Logistics Services.
Stage two will introduce three institutional-grade warehouse facilities, collectively encompassing 50,900 sqm. These facilities will offer tenancies ranging from 8,600 sqm to 27,000 sqm.
In line with the first stage, stage two is designed to target a 5-Star Green Star Buildings V1.0 rating. Green Star initiatives integrated into the project include on-site power generation through Solar Systems, EV car charging and native landscaping.
With civil works underway, practical completion of stage two is anticipated in the second half of 2024.
Brisbane’s industrial vacancy rate was at just 1.7% during this year, according to Urbis.
