A commercial podium in Metro Vancouver is being floated for $15.6m, Green Street News can reveal.
The property, at 7315 Edmonds Street in Burnaby, comprises one air space parcel totaling 53,000 sq ft with 24,000 sq ft of leasable area. Marcus & Millichap has the marketing assignment.
The fully tenanted podium, completed in 2009, is at the base of a 28-storey mixed-use tower with 171 residential units. The tower is not included in the sale.
Tenants include Cobs Bread, Noodlebox, PT Health and Waves Coffee.
The property has 244 ft of frontage in the busy Edmonds neighbourhood, which is densely populated and filled with amenities. The sale includes 54 parking stalls and the property is less than a kilometre from the Edmonds SkyTrain station. It is also 15 km southeast of downtown Vancouver.
The targeted price for the podium is the same as its assessed value.
