Castlepoint Numa is seeking additional density for a purpose-built rental project in Toronto.
The developer previously received approval for a 15-storey, 211-unit rental apartment building at 72 Perth Avenue. Updated plans submitted to the City of Toronto in late January now call for 18 storeys and 262 units.
The additional height and higher unit count are “intended to ensure that the development remains viable, and that the owner can proceed with the construction of a purpose-built rental building with new affordable housing units,” planning documents said.
The exact number of affordable housing units has not yet been decided and will be confirmed during the application review process. In the previous iteration of plans, 43 of the 211 units were set to be affordable.
The site, occupied by a low-rise building and surface-level parking lot, presents a prime transit-oriented development opportunity. It is just south of Bloor Street West and is less than 200 m from the Bloor GO and UP Express station.
The proposed building had a four-storey podium, the ground floor of which would contain three residential units, a lobby and a portion of the garage. The garage would extend to one level below grade and comprise 41 parking spaces, four of which would be for visitors and one for a car-share service.
The property is slated to have 26 studios, 118 one-bedroom units, 92 two-bedroom units and 26 three-bedroom units.
Nearly 13,000 sq ft of amenity space would be provided, including a coffee bar, coworking space, a games room, a gym, a music room and a terrace with barbecues and a plunge pool.
Along the western edge of the property, fronting onto the rail corridor, a 133 sq m public park would be built and then handed over to the city.
Castlepoint Numa’s updated plans are now under revision by the City of Toronto.
