CBUS Property is launching the next stage of its major north west Sydney residential project, The Langston in Epping, with revised designs adding enhanced work and leisure options for residents that are now likely to be spending more time at home.
Known as Central, the second stage features 180 one-, two-, three and four-bedroom apartments across 24 storeys. Stage one, the 29-storey Langston Tower, has sold more than 70% of its 192 apartments.
The new stage release comes at a time of improving sentiment and increasing activity within the residential market, helped by the easing of restrictions across the country, and state and federal government initiatives such as the $688 million Homebuilder grant.
Cbus Property has been buoyed by recent settlement of 96 residences at its second component of the Newmarket Randwick master-planned project in Sydney’s eastern suburbs.
In response to changing market conditions, the new tower Central features updated designs in which project architect, Architectus, has incorporated new amenity offerings added since the project’s launch.
Cbus Property’s chief executive officer, Adrian Pozzo, said the amended designs at The Langston reflected the changing expectations of prospective residential apartment buyers in the wake of the COVID-19 pandemic.
“Without doubt, 2020 has been a challenging year, and what has become evident in the residential high- and medium-density sectors is that homebuyers are looking for an increased level of amenity in and around their homes,” Pozzo said, adding that additional on-site amenity would reduce the need to leave home.
Central will include a pool deck, incorporating a 20-metre pool and poolside cabanas
connected to gym and exercise spaces, and sky lounge and dining spaces with views of the Sydney CBD skyline and the Blue Mountains. Residents also have access to podium-level gardens featuring barbecues, casual seating areas, play zones and open green spaces that being more options for on-site leisure.
On-site resident study areas and shared co-working spaces provide options for residents to easily work from home in response to an expected shift to more casual working arrangements.
Central will also be home to a 2,100 sqm mixed-use retail precinct with a supermarket, cafés, restaurants, and a number of other retail tenancies.
Pozzo said about 70 to 80% of the stock priced is specifically for first home buyers.
Prices start from $580,000 for a one-bedroom apartment or $790,000 for a two-bedroom apartment. First home buyers would potentially have access to state and federal assistance schemes, including the recently expanded First Home Loan Deposit Scheme.
There are also three- and four-bedroom apartments, as well as penthouses targeted towards downsizers, investors and second and third home buyers.
Architectus principal, Farhad Haidari said Central’s curvaceous designed is intended to maximise outlook whilst responding to wind conditions and promoting solar access within the development.
Upon completion in late 2021, The Langston will feature three towers of 19, 24 and 29 storeys, and will include 2,750 sqm of publicly accessible open space and a pedestrian-friendly share-way through to Epping train station.
Hutchinson Builders is constructing the project.
