CreateTO is moving forward with a plan to construct three high-rise residential towers in Toronto’s Scarborough region.
The City of Toronto’s real estate arm filed an application to build towers of 59, 52 and 44 storeys at 40 Bushby Drive. Collectively, the towers would contain 1,717 rental apartments, roughly one-third of which will be affordable rental units.
CreateTO has not yet selected a developer to partner with on the project.
Plans call for more than 1m sq ft of floor area, roughly 12,000 sq ft of which is dedicated to ground-level commercial space.

The unit mix comprises one- to three-bedroom units, and there would be a mix of indoor and outdoor amenity space. A privately owned publicly accessible space would be built on the north side of the property.
There would be 189 parking spaces provided for the three towers, 19 of which would be for visitors.
The site is a Toronto Parking Authority surface-level parking lot. It is across the street from the future Scarborough Centre subway station and bus terminal, part of the Scarborough Subway Extension, and is presently serviced by the 903 bus route.
The development application is now under review by the City of Toronto.
