Danzor Investments is looking to offload 964-1010 Albion Road in the city’s Etobicoke region. Colliers has the assignment.
Comprising office and retail space, the 34,000 sq ft property is 93% occupied by 25 tenants including Albion Islington Medical Centre, Alleviate Physiotherapy and UPS. The weighted average lease term is four years, and average net rents are $29/sq ft, generating $1m of net operating income.
Significant renovations were completed from 2015 to 2024, including a modernized heating-and-cooling system, upgraded electrical systems and a new roof. There are 68 parking stalls and two driveways.
964-1010 Albion Road is zoned CR – commercial residential – allowing for future intensification or redevelopment.
Near the intersection of Islington Avenue, the 2-acre site is within 5 km of 400-series highways, including the 400, 401 and 427, as well as Etobicoke North GO station and TTC bus routes. Toronto Pearson International Airport is 7 km away.
