BlueTriton Brands has sold an industrial facility and related land in Puslinch, Ont., for a combined $67m, Green Street News can reveal.
Buyer White Wolf closed on the property on Jan. 31, with CBRE brokering the deal.
The facility, at 85-101 Brock Road South, accounted for $61.2m of the purchase price. It sits on 94 acres, about 42 of which are usable.
The asset was marketed as a well-maintained food-grade facility with office space and multiple size configurations, from roughly 14,000 sq ft to 586,000 sq ft. The warehouse is equipped with partial drive-thru racking systems and LED motion-sensor lighting. Clear heights range from 20 ft to 32 ft.
Also included in the sale were 188 acres of land at 14 Station Street, which traded for $5.9m.
Marketing materials highlighted the facility’s proximity to an upcoming industrial area west of Milton and south of Guelph. It’s 2 km from the nearest Highway 401 on-ramp.
The new owner is expected to put the property up for lease.
The bottling plant previously traded hands in 2021, when then-owner Nestlé Waters North America, which had owned the property, was sold to private equity firms One Rock Capital Partners and Metropoulos & Co. Later, Nestlé Waters North America’s name was changed to BlueTriton.
