FRASERS Property Industrial has secured Australia and New Zealand’s largest fourth-party logistics provider for a 15,580 sqm speculative warehouse at its Rubix Connect precinct in south eastern Melbourne.
The new tenant plans to consolidate its two current facilities in Dandenong South to the new facility – in the same suburb – in June, streamlining its operations in response to growth and efficiencies.
The new facility will include office space and 107 car spaces.
Located within the 41.3-hectare Rubix Connect estate, the facility is being developed concurrently with the adjoining pre-committed 19,815 sqm facility for Ozito and has an end value of circa $60 million.
The warehouse will include 10 metre springing height, four recessed loading docks, on-grade roller shutter doors, an ESFR sprinkler system and a 35-metre-wide super awning. It will utilise LED lighting and be 5 Star Green Star Design & As Built v1 rated by Green Building Council of Australia.
Frasers acquired the Taylors Road site for Rubix Connect in an $80 million deal in 2019.
Amazon, Woolworths, Bunnings and Aldi all occupy facilities neighbouring the estate. The land is close to the recently announced intermodal freight terminal at Salta’s Nexus estate that will improve the area’s connectivity with the Port of Melbourne.
Across Melbourne’s south east, Frasers Property has recently completed the 100 hectare industrial estate The Key in Keysborough, and the 23 hectare Braeside Industrial Estate, which attracted freight and logistics giant Toll last year.
“Occupiers recognise the benefits of Melbourne’s south east region and the thriving industrial market already at play there,” Anthony Maugeri, general manager southern region for Frasers Property Industrial said.
“Low vacancy and very limited opportunities for developable land in the area has attracted strong interest to the Rubix Connect precinct.”
