ALFASI Property has gained approval from Heritage Victoria to go ahead with their $600 million development at the former Bryant and May Industrial Complex in Cremorne.
Located at 560 Church Street Cremorne, the MATCHWORKS redevelopment project will turn the site into a multi-use precinct while also preserving its heritage with a $20 million investment into the conservation and adaptive reuse of the historically significant buildings on the Bryant and May site.
With the precinct designed by Denton Corker Marshall, the heritage buildings will be retained in their entirety and will be used for retail and hospitality.
“We consider the scheme demonstrates respectful but inventive development of a significant heritage place and could become an exemplar both for Cremorne and other precinct-scale sites containing heritage elements and facing development challenges,” read a statement from the Office of the Victorian Government Architect (OVGA).
The project will also see new buildings ranging from eight to 13-storeys with a mix of commercial office space and hospitality facilities, in addition to a 198-room hotel operated by The Hoxton.
This in addition to a new public square to be established with the historic chimney at its centre, with 3,000 or around a third of the total site area to be dedicated to public realm improvements.
Oculus have been appointed to deliver the landscape design, Lovell Chen as heritage consultants, Greenshoot Consulting on indigenous considerations and Era-Co as place makers.
MATCHWORKS will target 6 Star Green Star certification and a 6 Star NABERS target, in line with Alfasi Property’s ESG commitments.

The precinct will offer a variety of amenities, including a microbrewery, distinctive food and beverage options, boutique retail spaces, wellness facilities, and a hotel with a unique character and exceptional service,” said ill Dvir, managing director at Alfasi Property.
“Cremorne, with its rich blend of industrial and residential heritage, has grown into a dynamic city fringe destination. MATCHWORKS will contribute to this evolution by bringing the historic Bryant & May site back to public life, reimagining its legacy to align with contemporary ways of life, work, and leisure.”
Onsite works are scheduled to commence in October 2024, with Alfasi Property targeting a 2027 opening.
