Groupe Dallaire is seeking $75m for a 300,000 sq ft development site in Québec City, Green Street News can reveal.
The site faces Avenue Lavigne between Boulevard Laurier and Rue des Châtelets, and sits across from the Place St-Foy shopping centre.
The proposed four-tower, mixed-use development is close to getting its permits. Plans call for condominiums, hotels, offices and retail space, with buildings up to 250 m tall. The property also has zoning for a seniors’ residence.
CBRE has the marketing assignment.
The full development has an expected cost of around $1bn. The proposed project would add significant density to the area, which has seen steady development over the past five years.
Height restrictions in the area are limited to 250 m, which this project plans to max out.
Founded in 1965, Groupe Dallaire is one of the largest landowner-developers in the Greater Québec City region, with more than 125m sq ft of developable lands in its portfolio.
