GULLI Foods has snapped up the first property in freshly-gazetted agribusiness precinct by the under development Western Sydney International Airport.
The 4.42 landholding, located at 57-73 Campbell Street in Luddenham, has been amalgamated from different titles and sits just 1.5km from the future $5.3 billion Nancy-Bird Walton Airport.
All four land parcels at the site are currently under tenancy, with leases from MacKillop Family Services, as well as a childcare facility and psychologists office.
Andrew Sukkar and Fabio Screpis from CBRE managed the sale on behalf of a private vendor to the food producer and distributer, who intend to establish a new manufacturing and distribution facility at the property.
“As the first sale in the Agribusiness Precinct since its gazettal, this is a landmark transaction in western Sydney. Luddenham is set to become a major agribusiness hub, with businesses such as Gulli Foods setting up bases and growing the local economy over the years to come,” said Sukkar.
Sydney’s new agribusiness precinct was established to increase delivery of fresh and value-added local food production in the emerging area.
The landholding sits 58km south west from the Sydney CBD within the Penrith City Council LGA in Luddenham, with the newly gazetted precinct expected to host as many as 10,000 jobs by the year 2056.
“The market in Sydney’s south-west has recently seen a marked increase in growth and demand due to high levels of development in the area and the infrastructure flowing into the region,” said Screpis.
The property has easy access to the Northern Road arterial, as well as sitting within close proximity of the proposed M12 Motorway and the North-South West Rail project.
“Luddenham is well-located and connected, and set to benefit from the employment opportunities and infrastructure growth in the area in the years to come,” concluded Screpis.
Back in June, Multiplex won out on the contact to deliver the new Western Sydney International Airport terminal, which is scheduled for a late 2026 opening.
