PROVIDER of temperature-controlled logistics and transport solutions, Auscool Logistics, is expanding into Queensland, signing a long-term lease with Hines for a cold storage warehouse in the Gold Coast hinterland.
Located at 31 Lahrs Road, Ormeau, in the Yatala Enterprise Area, the speculatively-built facility totals 11,197 sqm and features green initiatives such as from rainwater harvesting, LED lighting technology throughout and large solar system servicing the building. It also has direct access to the M1 Motorway North and South.
The lease was negotiated through Morgan Ruig and Matt Richards of Cushman & Wakefield who said the new cold storage warehouse will serve as Auscool Logistics’ flagship facility.
Richards said the property was speculatively constructed by Hines with the lease being negotiated upon completion of the building.
“The property saw enormous amounts of enquiry due to the fact it was the only brand new vacant cold storage facility of its size available in Queensland. Multiple offers were received with the successful tenant coming shortly after practical completion at the asking rental,” he said.

The property is situated about 40 kilometres from Brisbane’s CBD and 45 kilometres from the Gold Coast CBD in the Yatala Enterprise Area.
The Yatala Enterprise Area has just seen owner occupier Big Chief Hire snap up 34,380 sqm industrial site, while earlier this year dealership Brisbane Isuzu recently acquired a 4.26-hectare site for $16.85 million.
Tyre manufacturer giant Goodyear last year committed to a 25,250 sqm facility for its Total Tyres business within Frasers Property Industrial’s Vantage Yatala estate.
