Over 40 acres of development land outside Winnipeg are up for grabs, with guidance of up to $1m/acre, Green Street News can reveal.
Colliers has the assignment for North Crossing Business Park, in Rosser, on behalf of Exemplar Developments.
The 41-acre parcel is being shopped as individual lots starting at 1.47 acres. Guidance ranges from $700,000/acre to $1m/acre depending on lot size and frontage.
The site is fully serviced with sewer, water, gas and electricity. It’s zoned I2, permitting commercial highway and services uses, as well as light industrial.
At the intersection of CentrePort Canada Way and Sturgeon Road, North Crossing Business Park is within CentrePort Canada, a trimodal inland port and Foreign Trade Zone.
It’s adjacent to CentrePort Canada Rail Park and the future Keystone Industrial Park, 2 km from Winnipeg Richardson International Airport and 6 km from the TransCanada Highway. The Pembina-Emerson Border Crossing is 104 km from the site.
Rosser is 11 km northwest of downtown Winnipeg. According to the marketing campaign, there are no business taxes in Rosser, which equates to saving up to 60 cents/sq ft compared with a property in Winnipeg.
