A RESIDENTIAL care facility in the Ipswich suburb of Blacksoil is expected to attract interest from private and institutional parties looking to invest in the emerging disability care sector.
The purpose-built Fairhaven Care Centre Pine Mountain facility is being marketed with a 100% interest in the freehold property and business operations on a going concern basis by CBRE’s Jon Quayle, via expressions of interest closing March 28.
The property last changed hands in 2002.
It has 26 rooms and 40 beds on a 22,240 sqm site with accommodation and services are provided through several interconnecting buildings.
Permanent accommodation and care at Fairhaven Pine Mountain is underpinned by the NDIS.
Quayle said there has been a significant lack of transactions within the supported accommodation space this decade, and CBRE expects transactions will increase in the coming years as more investors become aware of the drivers behind the industry.
“The implementation of the NDIS, which Fairhaven Pine Mountain benefits from, has made the general public’s access to care more attainable,” he said.
Meanwhile, QGSO data has the Ipswich population growing by 124% by the year 2041, meaning Ipswich will be home to 10.4% of the state’s population, up from around 6.8% currently.
Fairhaven Care Centres said the strategic divestment of the Pine Mountain facility would not cause any disruption to residents or impact on business operations.
