An 18.4-acre industrial parcel owned by B.C. Tree Fruits Cooperative in northeast Kelowna, B.C., has been listed for $28m in a court-ordered sale, Green Street News can reveal.
The land assembly, at 3335 and 3345 Sexsmith Road, includes three titles in an industrialized part of the city. It currently houses 149,000 sq ft of cold storage warehouse and office space. HM Commercial Realty has the marketing assignment on behalf of the court-appointed monitor, Alvarez & Marsal Canada.
According to local media reports, the land was listed for sale in September 2023 at $39m, when the assessed value was $24m. The property is zoned as general industrial and parks and open space.
The property is 4 km south of Kelowna International Airport and 8 km northeast of downtown Kelowna.
Marketing materials note that the owner will need to occupy the site for up to two years. One of the addresses is listed as the headquarters for B.C. Tree Fruits on the organization’s website.
Kelowna is one of the fastest growing cities in Canada with a population approaching 240,000. The city is 250 km northeast of Vancouver.
