MELBOURNE-based Marks Henderson has made a foray into Sydney, paying $28 million for a boutique office building at Walsh Bay.
CBRE senior director capital markets Steven Kearney negotiated the off market sale of 8 Windmill St.
The sale price represents a passing yield of 7.5% and a rate $7,331 per sqm.
Kearney said the deal highlighted the ongoing investor appeal of Walsh Bay, with the precinct benefitting from the flow through effects of Barangaroo – Australia’s largest mixed use waterfront development.
Developed in 2003, 8 Windmill St comprises a net lettable area of 3,820 sqm as well as parking for 30 cars.
