BARWON Investment Partners and Fortius Healthcare have started construction the $100 million Maroochy Private Hospital in the Maroochydore greenfield CBD development – the largest of its kind in Australia.
The 11,876 sqm Maroochy Private Hospital will provide multiple surgical specialties including six fully integrated, operating theatres and luxurious ward accommodation for 45 in-patients, alongside multi-disciplinary healthcare services with pain management, sports medicine and allied health.
Maroochy Private Hospital will also be a research and innovation hub, with anchor tenants including the University of the Sunshine Coast and international orthopaedic company, Medacta.
About 75% of space in the project is already pre-committed.
McNab will deliver the 10-storey project, which will join the Sunshine Coast Council City Hall as the second project to be delivered by McNab in the CBD development.
The project will generate about 2,000 jobs on the Sunshine Coast during the 24-month construction period.
The building design incorporates a unique glazed façade with the main fire stairs providing a column of natural light to be enjoyed by those traversing the stairs between the hospital floors. Surgeons, doctors and other medical staff often spend extended periods working in artificial light and this building feature has been integrated into the design by architects, HSPC.
In an Australian first, the hospital will connect to the CBD’s automated waste delivery system which uses a pneumatic waste pipe network transferring waste directly from the building and street-side rubbish bins to a sorting facility outside the precinct.

The Maroochy Private Hospital will be delivered under the new Greenstar rating tool – Green Star Buildings – and will be delivered to a Best Practice 4-star rating. This rating considers clean air, light quality, healthy building materials, acoustic comfort and connection to nature.
Maroochy Private Hospital marks the 10th project to be commenced in Maroochydore City Centre, Australia’s largest greenfield CBD, with seven projects already completed and three currently underway. The city centre will continue to be built over the next 15 to 20 years as part of an historic agreement between the Sunshine Coast Council, Walker Corporation and SunCentral Maroochydore.
Construction began in August of a 15-level, A-grade office tower in the precinct, which will offer floors of up to more than 1,000 sqm.
Construction of the Maroochy Private Hospital is expected to be completed by the end of 2025.
