An undeveloped plot of land in suburban Vancouver has hit the market for $26m.
The site, at 18875 52 Avenue in the Cloverdale area of Surrey, spans 4.7 acres and is zoned for light impact industrial use. Avison Young has the marketing assignment.
The sales campaign paints the property, which has 350 ft of frontage on 52 Avenue, as ideal for an industrial developer or an owner occupier that requires storage or wants to build its own warehouse.
According to the brochure, the offering is one of the last undeveloped pieces of industrial property in Cloverdale.
The property is about 11 km from the Peach Arch border crossing to the U.S. and about 37 km southeast of downtown Vancouver. It’s in an area with light industrial zoning close to a residential neighbourhood.
The property also offers quick access to Highways 1, 10, 15 and 99, as well as the planned Skytrain Station in Langley City.
