An industrial space owned by KingSett Capital in Metro Vancouver has hit the market at an asking price of $63m, Green Street News can reveal.
The 158,000 sq ft warehouse, at 5744 268th Street in Langley, is on nearly 9 acres of land near the 264th Street exit on Highway 1. Avison Young has the marketing assignment for the property, which can also be leased.
The building is vacant, and possession can take place immediately. It has 143,000 sq ft of warehouse space, 11,000 sq ft of office space and a 3,600 sq ft mezzanine. There are eight dock loading doors and two at-grade loading doors.
The campaign notes the building can be expanded by 53,000 sq ft, bringing the potential total footprint to 211,000 sq ft. Another option is to add 10 dock doors and make greater use of the yard area.
The building has nearby access to Highway 1 and the Fraser Valley. It is about 50 km southeast of downtown Vancouver and 15 km northwest of Abbotsford.
KingSett purchased the property in 2022 from Eddi’s Wholesale Garden Supplies for $60m, a market report from Lee & Associates said at the time.
