Midland Transport has sold two industrial properties in the Halifax area’s Burnside Industrial Park for over $14m, Green Street News can reveal.
A third property is under contract for an unknown amount.
The CBRE Atlantic Canada industrial team brokered the deals on behalf of Midland, which is disposing of the properties as they are surplus to the firm’s needs. Midland moved into a new 79,000 sq ft cross-dock facility at 800 Wilkinson Avenue in Dartmouth in December. The new property has 54 transport and 35 courier doors, plus ambient, cold and freezer storage capabilities.
One of the properties, at 31 Simmonds Drive, traded on May 16 to Magnicon Holdings, also known as Halifax Bread. The price was $10m. Halifax Bread bought the property to expand their bakery operations.
The 6-acre lot has 3,600 sq ft of office space and 16,000 sq ft of warehouse space. The warehouse’s clearance height is 16 to 20 ft and has 36 dock doors with levelers. The zoning is general industrial.
The second property, at 10 Simmonds Drive, sold back in February. Midland offloaded the nearly 4-acre site to Master Halco, a wholesaler and supplier of fencing and decking products, for $4.4m.

10 Simmonds has a building area of 8,500 sq ft – 2,500 sq ft of office space and 6,000 sq ft of warehouse. The warehouse has 12 ft clearance heights and 23 dock doors with levelers.
A third property, at 25 Simmonds Drive, is under contract in the same industrial park. The 3-acre property is a compacted gravel trailer drop yard serviced with electrical outlet plugs.
Burnside is the largest industrial park in Eastern Canada, with approximately 2,000 enterprises across 3,400 acres. The industrial park is directly accessible from Highways 111 and 118 and is 5km from downtown Halifax.
