MIRVAC Industrial Trust has settled on the purchase of 1880 Country Farm Road, Naperfville, Illinois for $US12.3 million from CenterPoint Properties.
The Country Farm property is being acquired on a 7.60% yield.
The property provides 162,000 sq ft of lettable area and is wholly leased on a triple net basis until September 2011 to Westfalia-Surge Inc., a manufacturer and wholesaler of dairy farm equipment.
The acquisition of Country Farm was funded from proceeds of the recently completed sales of 1455 Sequoia Drive, Aurora, Illinois and 1560 Frontenac Drive, Naperville, Illinois.
