A group of international investors is looking to offload an office building in Peterborough, Ont., for $7.9m.
The valuation for the 47,000 sq ft building is $170/sq ft. Colliers has the marketing assignment for 364 Water Street. The brokerage is pitching the property to owner-occupiers or developers looking to convert the building into a residential asset.
The building was previously a call centre for Bell Canada subsidiary Nordia. Legal Aid Ontario occupies the main level.
The property was completed in 1988 and has two elevators and a generator. The six-storey building is zoned C6, permitting such commercial uses as a financial institution, a clinic or a drugstore.
At the corner of Simcoe and Water Streets, the building is 250 m from the Peterborough Bus Terminal, 3.5 km from the Trans-Canada Highway and 8.5 km from Peterborough Regional Airport.
The City of Peterborough is a manufacturing hub 120 km northeast of Toronto. Dozens of international companies, including Siemens, Rolls-Royce, Pepsi’s Quaker Oats and Coca-Cola’s Minute Maid have operations in the city.
