A Belleville, Ont., food processing facility is back on the market, this time with a reduced price tag of $24.8m.
160 Jamieson Bone Road has been the longtime site of operations for national dairy producer Lactalis Canada. An unidentified seller is asking $171/sq ft for the 145,000 sq ft warehouse. It had been listed in 2023 for $28.5m, or $197/sq ft, but did not sell.

Marketing materials describe the two-storey property, on over 11 acres, as a rare opportunity to own a refrigerated warehouse ideal for food processing or a cold storage operation. The property will be vacant as of June.
Built in 1980, 160 Jamieson Bone has 20 shipping doors at truck level with a maximum clear height of 25 ft. Nearly 6,200 sq ft of space is designated for office use. Recent upgrades to the building include new lighting and a sprinkler system.
The property is secured by fencing and an alarm system, and there is over 5 acres of excess land that is developable.
The building is 2 km from Highway 401 via Cannifton Road. The nearest U.S. border crossing is 112 km away. The closest commercial airport, Toronto Pearson International Airport, is 189 km away.
Lactalis Canada produces dairy brands such as Cracker Barrel cheese and Astro yogurt. In December, the company opened a 379,000 sq ft distribution centre in Oshawa and plans to relocate its Belleville operations there.
