A senior living facility in Thunder Bay, Ont., is on the market for $25m.
McKellar Place, at 325 Archibald Street South, is a 109-unit converted hospital building with development potential. RE/MAX Rouge River Realty has the listing on behalf of a private investor operating under the name SMS Property Trust.
The six-storey building is fully leased with a waiting list, according to marketing materials. Amenities include a dining room, a TV lounge and a terrace. The ground floor has an EarlyON Child and Family Centre and a nurse practitioner health clinic.
The sales campaign notes that there’s “substantial room to expand” on the 3-acre property, with approvals in place for a 60-unit addition.
The building was placed under receivership in November 2022. SMS Property entered into an agreement to sell in January 2024, but that deal didn’t close.
SMS Property refinanced the property in April 2024 and filed to have the receiver discharged the following month.
The property is 4 km from Highway 61 and the Thunder Bay International Airport. It is 500 m from the waterfront.
