Three land parcels with development potential in Toronto’s west end are on the block for $14.5m, Green Street News can reveal.
Colliers’ redevelopment advisory group has the assignment for 10-22 Pauline Avenue on behalf of Portal Developments. The marketing campaign is targeting construction and development companies.
The site has been zoned for a 34-unit townhouse development comprising one- and three-storey units. The City of Toronto approved the plan and an associated zoning by-law amendment in June 2024.
The 0.5-acre site houses a church, a parking lot and two vacant semi-detached residential homes previously used as clergy offices and rectories.
Portal purchased the parcels from the Roman Catholic Episcopal Corp. For The Diocese Of Toronto, In Canada in early 2023 for $7.5m. Once the deal went firm, the Vatican had to sign off on the sale.
The Pauline Avenue parcels are near the intersection of Dufferin Street and Bloor Street West in the Dufferin Grove neighbourhood.
They’re within 500 m of Dufferin and Lansdowne subway stations and less than a kilometre from Bloor GO Station. Dufferin Mall, the Museum of Contemporary Art and Dufferin Grove Park are nearby.
Two mixed-use master-planned communities are in the works within 2.5 km of the site – Mirvish Village, from developer Westbank Corp., and Fitzrovia’s Marlow.
Portal Developments acquires and rezones residential and mixed-use developments. Kevin Wassermuhl is president of the Toronto-based company.
