A seniors’ residence in Toronto that has won architectural accolades is set to hit the market and is expected to fetch bids of approximately $35m, Green Street News can reveal.
The Sisters of St. Joseph of Toronto is selling its seniors’ residential building and healthcare facility at 2 O’Connor Drive. Colliers’ Private Capital Investment Group has the marketing assignment.
The owner plans to vacate the property by December 2026 and is willing to consider an earlier closing and leaseback deal.
2 O’Connor Drive is 84,000 sq ft and has 58 suites designed for assisted living and specialized care for the congregation of St. Joseph. It has geothermal heating and cooling, solar panels, a 40-seat chapel and dining facilities. Zoning allows for residential and bed care uses.
The four-storey building, which snakes along the Don Valley ravine, was completed in 2013. Designed by Shim-Sutcliffe Architects, the building won several architectural awards, including a Governor General’s award for architecture in 2014 and Heritage Toronto’s William Greer Architectural Conservation Award of Excellence in the same year.
The listing also includes the 11,000 sq ft John F. Taylor House, built in 1885 and designed by architect David Brash Dick. It has four guest suites.
The 2-acre property sits at the intersection of O’Connor Drive and Broadview Avenue in Toronto’s East York region. It is less than 2 km to Broadview Station, a Don Valley Parkway onramp and the future Ontario Line’s Cosburn Station. It less than 3 km to Michael Garron Hospital.
