THREE floors of office space at 100 Albert Rd South Melbourne have been leased by agents Fitzroys within three weeks.
Medina Cosmetic, Brand Directions and Leydin Freyer which is relocating from St Kilda Rd, have leased levels 7, 6 and 4 respectively on five year-plus terms. Each refurbished floor comprises approximately 420 sqm and rentals are in the order of $300 per sqm.
In addition, existing tenant Kumon has also renewed its lease of the whole of level 9 for another five years.
Fitzroys leasing agent Tom Backay said following these deals, the building is now fully occupied.
“100 Albert Road offers excellent views across Albert Park and has generous provision of car parking for each floor, both of which are an attraction to the building
“In addition to this the 420 sqm floor plates suit medium-sized companies that want the independence and prestige of whole floor occupancy,” he added.
Backay said office vacancy rates continue to fall along St Kilda Rd, Queens Rd and Albert Rd with firm tenant demand and diminishing stock.
Other recent office leases within the precinct include Transfield Services, Lowe Lippman and Alfred Health.
