MODUS Business Estate in Melbourne’s south-eastern suburb of Cheltenham is now fully sold, with the 24 industrial units changing hands at an average of more than $3,600 per sqm.
John Nockles and Seamus Bolst of CVA handled the sales over 14 months.
Building areas range from 134 sqm to 356.5 sqm, and the estate has allocated car spaces and an on-site café. Sales prices came in between $435,000 and $1.12 million.
The 132-140 Keys Rd property is close to major roads including Warrigal Road, Nepean Highway and Dingley Bypass.
“The sales values generated from this estate are now going to set the tone for rates between $3,500 and possibly $4,000 per sqm on small strata titled units in the near future around the Moorabbin and Cheltenham areas,” Nockles said.
