An under-development warehouse in Burlington, Ont., has hit the market for $18.9m.
An unidentified private seller is asking $358/sq ft for 3322 Lionel Court. The 53,000 sq ft building is nearing completion and is expected to be ready for occupancy this summer. Colliers has the assignment and is pitching the site to existing industrial users as an opportunity to own a brand-new industrial building.
The property is on a 2-acre lot. Once complete, it will have four designated shipping doors for truck loading, plus another at street level offering drive-in access with a maximum clear height of 30 ft.
The finished building will have two floors. The larger, ground-floor area will encompass more than 45,000 sq ft of industrial space. The second floor will span approximately 7,600 sq ft and can be converted into office space.
The property, in the Alton Village neighbourhood, is 200 m away from Highway 407, leading to 400-series provincial roadways including Highway 401.
John C. Munro Hamilton International Airport is under 30 km away, and Toronto Pearson International Airport is 35 km away.
Burlington’s industrial availability rate was at 3.7% for the last quarter of 2024, lower than the regional average of 4.7%, Avison Young said in a recent report. The average sale price for industrial properties in the city was $347/sq ft during Q4.
