Groupe Inspire has listed a nearly vacant industrial building for sale in Montréal’s LaSalle borough, Green Street News can reveal.
The 147,000 sq ft property at 9145 Rue Boivin is on the block for $25m, or $170/sq ft. The owner is also open to leasing the property for $11/sq ft. Colliers has the marketing assignment.
The building comprises 132,000 sq ft of industrial space with a clear height of 18.5 ft, 12 truck-level doors and four drive-in doors. There’s nearly 15,000 sq ft of office space on a mezzanine floor.
Currently, 40,000 sq ft is leased under a short-term agreement.
The property was built in 1957, and last renovated in 2019. It’s close to Highways 10, 15 and 20 and the Honoré Mercier Bridge. Downtown Montréal and Montréal-Pierre Elliott Trudeau International Airport are each 10 km away.
