Groupe Constantin is selling a lot in Saint-Eustache, Qué., for $10m, which would be the largest development site sale this year in Montréal’s off-island northern suburbs, Green Street News can reveal.
According to Green Street’s Sales Comps Database, the asking price for the parcel on Rue Dubois would eclipse the current high-water mark: the $9.2m sale of a nearly 2-acre ($5.7m/acre) site at 3449 Boulevard Saint-Elzear Ouest in Laval. That purchase has not been previously reported.
A trade of the offered almost 7-acre lot – which translates to $1.52m/acre – would also be the third-largest vacant land sale in Québec for 2025, according to the sales comps database.

The parcel, acquired by Groupe Constantin in May 2024 for $9.5m, runs parallel to Highway 640 with only a narrow buffer in between. The site previously housed the Centre Sportif International Mathers, which was established in 1992. The parcel was acquired by the City of Saint-Eustache in 2015, and the structure was subsequently demolished.
The property is approximately 26km from downtown Montréal, 14km from Laval, and less than 3km from the Highway 13 interchange.
The site’s commercial zoning and proximity to major routes position it for a range of development options, subject to municipal approvals. Colliers’ sales pitch is further touting the offering as a rare opportunity to buy in a growing corridor surrounded by retail hubs just north of Montréal.
