TROON Group has been given the go ahead on its $23 million architecturally designed warehouse unit development in Altona North, Yards by Troon.
The SBA Architects-designed project at 19 Chambers Road, around 10km south-west of the Melbourne CBD, will boast three street frontages with 24 premium warehouse units for sale.
The offerings will be spread over two warehouse unit types, 12 warehouse and mezzanine office units spanning 204-207sqm and 12 warehouse shell units with flexible open-plans and undercover loading spanning 164-167sqm.
“Yards by Troon is designed to provide businesses with both presence and connectivity, thanks to its ideal location just 8 km from Melbourne’s CBD and close proximity to major freeways and logistics hubs,” said Tom McInerney managing director at Troon Group.
“We’ve thoughtfully crafted the estate with 24-hour secured access, CCTV, and dedicated car parking to each warehouse ensures a seamless, secure environment that supports the operational needs of modern businesses in the inner-west commercial network.”
Each of the units will be complemented by architectural landscaping, dedicated parking and modern amenities such as high-speed NBN, a kitchenette and a bathroom.
Yards by Troon offers gated access, well-lit outdoor areas and immediate access to the neighbouring multi-storey self-storage facility for any overflow storage requirements.
Troon Group currently has a pipeline of $650 million in ongoing projects.
Back in May, Troon Group secured a $400 million development pipeline with real estate financier MaxCap Group for a substantial parcel of existing industrial properties in Cheltenham and a planning approval for a new industrial estate in Clayton South.
With the JV having also received planning approval from the City of Kingston for their nearby Clayton Industrial Business Park on the site they acquired last June.
In the industrial market more broadly, demand is surging for low coverage and hardstand sites are across Victoria, with the majority of these sites located in Melbourne’s inner west including Altona North.
Construction will be led by a family-owned Australian builder, H.TROON, and is set to commence in February 2025.
