OWNER occupiers continue to flock to AHC Limited's Helensvale offering on the northern end of the Gold Coast with Alder Constructions purchasing a 2,000 sqm site to build their new headquarters.
Alder Constructions managing director Greg Alder has purchased Lot 47 at 116 Siganto Drive in a deal negotiated by James Crawford and Stewart Gilchrist of Colliers International.
Alder intends to build a three-level commercial office building with basement car parking on the Helensvale block, and upon completion will relocate his growing construction business from Biggera Waters after operating from the suburb for eight years. A portion of the building will be leased out, but the majority will be occupied by Alder Constructions.
“Having recently secured a number of projects, including the total refurbishment of the Gold Coast Turf Club, a number of bridges, several residential subdivision projects and a variety of commercial buildings, we need more space to house our growing number of staff.
“One of the main reasons we liked that spot is that it has very high exposure, being right on the highway. I believe this is the most visible piece of land along the highway – there are a few others available but this is the most visible,” Alder said.
Pending development approval processes, Alder is hoping to start construction on its new headquarters in the next three to four months and have the building finished early next year.
Alder’s 2,000 sqm site forms part of a 30,000 sqm land offering by AHC and this most recent sale brings total sales to date to more than $6.3 million, with an 880 sqm freestanding building and more than 13,700 sqm of commercial land changing hands over the past four months.
There are six remaining lots in the development.
Last year sales in the 12-lot AHC offering kicked off with Gold Coast-based entrepreneur Tony Quinn buying two parcels of land for $2.5 million to house his mystery new venture. This was quickly followed by the purchase of the iconic AHC building neighbouring these two lots by Zupp Property Group and another local owner-occupier purchased a parcel on the northern side of the AHC building.
Crawford said there were many other interested buyers for the remaining land at AHC and he was confident it would soon all be sold.
“The fact that so many quality owner-occupiers have made the decision to buy blocks and build offices has certainly encouraged others to buy in and do the same,” he said.
