Mirvac Group has lodged plans to develop a $120 million residential master plan community on a 12 hectare site fronting the Greg Norman designed Brookwater Golf Course in southwest of Brisbane.
The masterplan proposal is subject to planning approval by Ipswich City Council and includes a total of 202 dwellings comprising a mixture of townhomes and small lot houses and has been designed to maximise golf course frontages as well as providing golf course views from the internal road system.
The development, adjoining the first, second and third holes at Brookwater, will also include two recreational facilities and a 5000 sqm park.
Situated within the existing Brookwater development, 24 kilometres south-west of Brisbane within the Ipswich City Council authority, the development site adjoins Augusta Parkway, a designated arterial road leading to Orion Springfield a Mirvac Town Centre and Education City, which are joint ventures between Mirvac and Springfield Land Corporation.
Mirvac purchased the site from Brookwater Premier Golf Community joint venture partners Springfield Land Corporation and Medallist Developments.
Mirvac’s Queensland chief executive Chris Freeman said the opportunity provided at Brookwater was significant.
“There are tens of millions of dollars in infrastructure and facilities going in right now and that is on the back of the massive investment Springfield Land Corporation has made over decades so the appeal of the area increases daily,” he added.
Springfield Land Corporation’s associate director Andrew Whitson said Brookwater has enjoyed strong land sales adding that the 320 hectare, $8 billion Greater Springfield CBD development and the $790 million Centenary Highway duplication and Springfield Rail construction makes Brookwater a very wise real estate purchase.
Whitson said Brookwater attracted purchasers who were seeking community style living as well as a quality, well designed and constructed home.
Freeman said Mirvac would be developing absolute golf course frontage, non-golf course frontage and park frontage dwellings.
Works are expected to commence on the Brookwater site mid 2007.
