TIME & Place has opted for a 10,000 sqm office project on the site of the historic Hotel Lindrum in Melbourne’s CBD, turning its back on plans for a new hotel and apartment complex.
Time & Place acquired the property a year ago in a $50 million deal with developer and publisher Robert Magid. Named in honour of former world champion billiards player Walter Lindrum, the hotel at 26-30 Flinders Street has 59 boutique rooms, a restaurant, bar, and feature billiards table. It was offered with a hotel management agreement with Accor’s M-Gallery by Sofitel brand, and approval for a 30-level mixed-use development comprising 77 hotel rooms and 68 residential apartments.
The developer has instead opted for a slender office tower above a podium that will retain the original 1900s red brick façade. The plans have been drawn up by architects FJC Studio (formerly FJMT Studio) and include end-of-trip facilities and ground floor hospitality space, and target a 5-Star Green Star Rating and 5.5 Star NABERS rating.
The building was constructed for the Griffiths Bros tea company and then run as pool hall Lindrum’s Billiard Centre. The hotel first opened its doors in 1999, and amongst one of the first boutique hotels to enter the market at the time.
