ALTA Canada has acquired the former Hôpital de la Miséricorde site and has plans in the works for a major development, including potentially the tallest residential building in Montréal East, Green Street News can reveal.
The Montréal-based developer bought the property at 840-890 Boulevard René-Lévesque Est on May 28 for $15m. The Québec Government’s Société Québécoise des Infrastructures was the seller, with Landerz brokering the deal.
ALTA plans a multi-phase, mixed-use 630,000 sq ft development with 1,000 apartments. The projected development cost is $350m. Part of the project design calls for the tallest residential building in Montréal East. The church will be redeveloped as an event venue. The first phase will be a corner tower.

The 3.2-acre site occupies a full block bounded by Boulevard René-Lévesque, Rue St-Hubert, Rue De la Gauchetière and Rue St-André.
The heritage property includes eight interconnected buildings totaling 350,000 sq ft — including hospital wings and a church.
The Société Québécoise des Infrastructures acquired the property in December 2022 from the Ministère de la Santé et des Services sociaux.
The Hôpital de la Miséricorde complex was built in stages between 1853 and 1940 and played a significant role in Montréal’s institutional history. It was occupied by the Jacques-Viger long-term care hospital from 1975 to 2012 and has been vacant since then due to structural and masonry issues.
Richard Geller, principal of ALTA Canada, told Green Street News that his firm is working on several acquisitions totaling 1m sq ft in the coming weeks.
ALTA Canada, founded in 2018, has built a reputation for assembling large-scale urban sites.
