DEVELOPER Kinstone Group has lodged plans for a $380 million mixed-use community that will create 280 new homes, green space, retail, and a boutique hotel and tavern located 15 minutes south of the Brisbane CBD.
Designed by Arkhefield, Rochedale Terrace would be situated at the four-hectare corner site at 46 West Street and 400 Miles Platting Road, Rochedale.
Approval now lies with Council. If given the green light, early works would begin in mid-2025.
Kinstone Group general manager, Tommy Hung said the proposed master plan will be delivered in three stages over the course of the next decade.
“Our vision is to create a vibrant and welcoming destination that celebrates the natural environment and brings people together,” Mr Hung said.
The first stage will deliver a mixed-use precinct that includes retail and dining options, a local tavern, and a 75-room boutique hotel, set back from West Street to prioritise the position of the new community park.
Hung said the park is the “heart of the precinct”, from which the retail pavilion and residential buildings will take shape.
“It also provides an opportunity to rejuvenate the adjoining creek and connect the precinct to the broader community.”
An estimated 280 apartments will be delivered during the second and third stages of development, alongside additional retail and commercial spaces, outdoor pavilions and extensive landscaping.
Rochedale, one of Brisbane’s original “million dollar” suburbs due to its large family homes and connection to the city, saw its median house price $1.735 million in March, reflecting a 15.5 per cent increase in the past 12 months.
Elsewhere in South East Queensland, Kinstone Group is delivering the 65-hectare Serenity 4212 master-planned community in Helensvale, and the $1.5 billion, 47.7-hectare Foxwell Coomera mixed-use precinct on the northern Gold Coast – both in joint venture with Keylin.
