BRISBANE developer Limitless will deliver a new $140 million residential project in the Northshore Hamilton Priority Development Area.
The Cullen Hamilton will comprise a 23-level mixed-use tower with 100 residential apartments, targeting downsizers and investors, as well as a ground retail and commercial spaces across 500sqm.
“Since 2012, we’ve delivered over $150 million in a diverse portfolio of projects, building and developing homes, workspaces and properties that aim to offer more than simply industry average,” said Nick Barr, owner at Limitless.
The project will include a collection of two penthouses and 28 sub-penthouses, which will include private lift access, as well as exclusive access to a communal rooftop library, kitchen and residents’ lounge.
The penthouse apartments will feature four bedroom plus multi-purpose room and two bathroom layouts, while the sub-penthouses will include three-bathrooms plus multi-purpose room and two bathrooms.
While The Cullen Hamilton’s lower levels will include a mix of 20 three-bedroom two-bathroom apartments and a collection of 50 two-bedroom two-bathroom apartments.
“Living in the immediate area of Hamilton, I’m very conscious and committed to creating a positive, sustainable and liveable outcome that will enhance the secondary entrance to Portside and help contribute to the Olympic decade ahead,” said Barr.
The project is strategically placed at the centre of the Hamilton Northshore Urban Village, which has been earmarked for use as the Athletes’ Village for the 2032 Olympic and Paralympic Games.
The Summer Olympic Games are set to bring in over 16,000 athletes and officials, with a further 8,000 in the Paralympic Games.
The 2032 Olympics is set to see $5.1 billion in sports related capital investment into the city, as well as boosting Brisbane’s residential market, office leasing, course tourism over the coming decade, with a CBRE report estimating the games will inject around $8.1 billion into Queensland.
The Cullen Hamilton will deliver on sustainability through a large rooftop solar system, in addition to a double skin to reduce the tower’s thermal load, a green façade and an EV charging station for residents.
Limitless has lodged a development application with Economic Development Queensland and is subject to approvals.
