Two skyscrapers proposed for Midtown Toronto could add over 1,500 units to a transit-oriented site.
Developer KG Group submitted plans to the City of Toronto detailing a high-rise infill development on adjacent land at 299 and 305 Roehampton Avenue and 322 Eglinton Avenue East.
The sites, in the Sherwood Park neighbourhood, are immediately north of the Mount Pleasant station on the future Eglinton Crosstown LRT. That line’s oft-postponed opening was most recently set for September.
Each parcel currently houses a midrise apartment building, with a shared one-storey recreational facility between them. The structures at 305 Roehampton and 322 Eglinton would be retained, while the building at 299 Roehampton and the rec center would be demolished.
Plans call for two 59-storey towers connected by a 10-storey podium. Of the proposed 1,519 units, 218 will be rental replacements, netting 1,301 new homes. The new units will range in size from 430 sq ft to 1,200 sq ft. Some 952 will have one bedroom, 219 will have two and the rest will have three.
A 9,700 sq ft recreational facility would be built to serve the new and existing buildings. An additional 70,000 sq ft of amenity space would be provided in the new towers and could include a dog park, hobby spaces, a gym, space for cooking classes and coworking areas.
A 3,800 sq ft privately owned public space would occupy the southwest corner of the site, with blueprints depicting trees and winding paths. A four-level parking garage with 424 spaces would be built below grade. Highway 401 is 5km north.
Toronto-based KG Group was founded by Marvin Katz and Sam Goldband and targets premium properties in desirable neighbourhoods. Its apartment portfolio numbers more than 2,500 units.
