TWO industrial premises, – one at 40 Oxford St Oakleigh and another at 8-14 Sullivan St Moorabbin have sold at auction for $2,580,000.
Crabtrees Real Estate agent Matthew Marenko said the 40 Oxford St Oakleigh property is a freestanding office-warehouse building with a total area of 400 sqm inclusive of 55 sqm of office accommodation was purchased for $ 530,000 by an adjoining building owner.
Zoned Industrial 1 the building offers good natural light with roller-door access, with a land area of 440sqm there is room on site for off-St parking of up to three cars.
“Offered with vacant possession our price expectation was in the region of $500,000,” he added.
The Moorabbin property was also sold with vacant possession for $2.05 million. It is a large industrial property with a total building area of 2,336 sqm on a site area of 3,928 sqm, or just under two acres and was offered in conjunction with agents Morrison Industrial.
The building which includes 220 sqm of office space and 1,807 sqm of very high clearance factory space – up to 9.6 metres – allows for three overhead cranes of 7.5 and 5.0 tonne capacity, with another 6 tonne capacity crane external to the building.
“The sale price was almost exactly in line with our before auction estimate of $2 million for this large industrial holding,” Crabtrees selling agent Grant Tishler said.
