THE iconic Arlberg Hotel, at the pinnacle of Victoria’s popular ski resort destination Mount Buller, has hit the market.
It represents the first time the property has been offered for sale in 28 years.
Collier International agents Jeremy Gruzewski and Guy Wells have been appointed to sell the hotel at 189 Summit Rd, via an expressions of interest campaign closing at 3pm on July 21, 2016.
The 3,087sqm Arlberg Hotel site comprises 36 accommodation rooms, seven residential rental apartments, ski hire and retail outlets, food and beverage offerings and mountain-top car parking.
The offering is across three levels with an additional two levels of basement car parking.
“The opportunity to acquire this unique asset and be part of the evolution of Mount Buller as it evolves to become a year-round tourist destination is not to be missed,” Gruzewski said.
“The blend of accommodation and food and beverage with a 24-hour liquor licence provides ultimate flexibility to an incoming purchaser,”
Wells said the hotel has been an iconic part of the Mount Buller community since its original construction circa 1970, being situated at the top of Bourke St.
“The Arlberg Hotel has been operated by local icons John and Carol Perks for the past 28 years and the sale of the hotel will represent a real changing of the guard,” he said.
Gruzewski said Mount Buller is best known for the snow, and for being a playfield for Melbourne’s skiing and boarding enthusiasts, but it is fast becoming renowned for its summer activities, in particular mountain and road biking.
Summer visitation has been reported to be increasing by 5% year-on-year to achieve around 120,000 in the traditional off-season. The peak season sees the mountain, situated 1,800sqm above sea level, receive an average snow fall of 2.42 metres.
