WITHIN two weeks of release, over 95% of residences have been sold in Mosaic’s $130 million apartment development, Dawn, on the Gold Coast.
The development, which is Mosaic’s fourth on the Gold Coast, located on Peerless Avenue, Mermaid Beach is comprised of 87 luxury two- and three-bedroom residences.
“We are incredibly humbled by how the market, particularly local owner-occupiers, quickly recognised the rare opportunity on offer at Dawn by Mosaic,” said Brook Monahan, founder and managing director for Mosaic.
Dawn, designed by Plus Architecture and Lat27 Studios, features “oversized” floorplans and cantilevered balconies which account for 20% of the total living space.
“There was such extraordinary anticipation for this release, from the moment the market realised we had secured a second site in Mermaid Beach, metres from Bela,” said Monahan, referring to Dawn’s sister $128 million development.
Additionally, Dawn features a four-bedroom penthouse, which was sold within days during pre-release to a local buyer for almost $6 million.
The penthouse features 352sqm of living space and a 122sqm outdoor area, with floor to ceiling ocean views and a 105sqm master suite.
Amenities include a resort style pool, BBQ, a sun deck, a spa and gym, in addition to ground floor amenities such as surf storage, showers, Concierge, and a dedicated pet wash station.
Dawn also features a Sky Lounge on its ninth level, with a private dining room, kitchen, wine cellar and tasting room, lounge area, and an outdoor with a teppanyaki bar.
“We haven’t even had to advertise Dawn, given we had a significant waitlist from our VIP database, along with multiple repeat buyers and a high proportion of referral purchasers. Several Bela buyers have also invested knowing already how scarce an opportunity it is to buy premium product in one of the best locations on the east coast of Australia,” said Monahan.
Mosaic’s four Gold Coast properties, Bela, Elan, Grace and Dawn have a combined value of $345 million.

Pricing at Dawn starts at $7,500 for a 108sqm two-bedroom residence and $1.8 million for the remaining 3-bedroom residences, though $1.4 million 166sqm 3-bedroom residences were previously available.
Mosaic ended 2020, with the pandemic defying success of its $72 million The Patterson apartment development in East Brisbane.
Construction on Dawn is scheduled to commence in late May of 2021.
