A PRODUCTIVE grazing aggregation in the Northern Tablelands has hit the market, offering potential wind turbine income.
Spanning 4,468-hectares, the Runnymede Aggregation is a parcel of five properties at Yarrowyck, including Runnymede, Eureka South, Trida, Stonebrook and Sand Creek, with each on separate titles.
Located on the western edge of the Armidale district, the holding could potentially host nine wind turbines as part of the New England Renewable Energy Zone (REZ) and currently includes infrastructure such as laneways and yards strategically designed for efficient livestock management.
George Barton and Daniel McCulloch from LAWD have been appointed to sell the aggregation via an expression of interest campaign.
“To have this scale of property in the New England is rare and the aggregation features a good mix of land class as well as purpose-built infrastructure for both cattle and sheep – which is increasingly hard to find,” said Barton, director at LAWD.
“There is an application for nine wind turbines awaiting approval, and the potential to acquire another nine turbines by purchasing the adjacent property that is also for sale, so there are potentially some very good long-term returns to be had from diverse income streams.”
The Runnymede Aggregation has an annual rainfall of 790mm and an estimated carrying capacity of 20,000 DSE, and currently operates as a cattle and sheep trading enterprise.
Improvements include a large modern steel woolshed servicing featuring nine stands, three-phase power, an adjacent all-weather shed with 1800-head capacity, and a 280,000 litre water tank. The current Merino flock cut an average of 4kg of 17-micron wool in 2023.
With more than 100km of upgraded and new fencing added in the past 20 years.
Stock water is provided by double frontages to several semi-permanent or seasonal creeks and gullies including Haylocks Creek, Cachs Creek, Sandy Creek, Pretty Gully, Spring Gully and Spring Creek.
With 70 permanent and semi-permanent catchment and spring-fed dams providing surface water.
Additionally, it boasts one stock and domestic 3,600L/hr bore equipped with a mains electric submersible pump, with water is distributed to four 22,500 litre supply tanks and reticulated via poly pipe to a network of nine concrete troughs and two homes.
Residences include a four-bedroom home and a renovated three-bedroom cottage on Trida, a one-bedroom cottage and two flats with two bedrooms each on Runnymede.
The expression of interest campaign for the Runnymede Aggregation is scheduled to close on 23 April 2024.
