FUND manager Macquarie Agriculture has listed for sale the 13,027-hectare dryland cropping Alcheringa Aggregation to the market, with speculation the northern Western Australia wheatbelt property could fetch well in excess of $30 million.
Macquarie Agriculture, which has more than $4 billion in Australian farmland assets, has held the aggregation within its cropping vehicle Viridis Ag since acquisition in early 2020.
Located 25 linear kilometres from Three Springs, the aggregation comprises four semi-contiguous holdings known as Alcheringa (spanning 3,343 hectares, with 2,301 hectares arable), Wandoo Park (1,878 hectares with 1,220 hectares arable), Moodjar Downs (3,183 hectares with 2,657hectares arable), and Victoria Springs (4,623 hectares with 3,165 hectares arable).
They are for sale in one line or as separate assets.
The aggregation is currently producing high yielding crops including cereals (wheat and barley), oilseeds (canola) and pulses (lupins). Land improvement delivers consistent yields for wheat (1.63 tonnes per hectare), barley (1.44 tonnes per hectare), canola (1.02 tonnes per hectare) and lupins (1.25 tonnes per hectare).
Infrastructure has been developed to allow the aggregation to operate as a whole or as separate assets.
Soil enhancement projects have included consistent applications of high neutralising value lime sand, Dongara Agri-Cal, gypsum and an annual fertiliser program.
The aggregation benefits from a mix of soil types, undulating topography, good climate characteristics and average annual rainfall of 392 millimetres, supported by six weather stations strategically located within the aggregation.
Equipped bores, catchment dams and strategically located spray tanks provide water.
Improvements include four dwellings, three fertiliser sheds, two machinery sheds, office and amenities facility, seasonal workers accommodation, storage shed and grain storage.
Operating plant and equipment is available for sale.
