THE Beaudesert Estate, sprawling across 250 hectares on the edge of the south-east Queensland town’s centre, has been listed for sale.
Currently zoned predominantly for low to medium-density residential, the 28 Alice Street property offers potential for a future urban community, according to marketing agents Seb Turnbull and Elliott O’Shea of JLL.
It is positioned within the Scenic Rim Local Government Area and is some 36 kilometres inland from the Gold Coast and 56 kilometres south of Brisbane’s CBD.
Population growth in Beaudesert is forecast to be 3.4% year-on-year through to 2041, according to the state government’s Statistician Office, well above the expected Queensland average of 1.6% in that time.
Some 10,000 dwellings are expected to be added in the same period, including the $1 billion Oakland Estate on the south-eastern fringe of the town, which encompasses 339 hectares.
The Scenic Rim’s economic is anticipated to benefit from the $10.9 billion Inland Rail project that is slated for completion in 2024-25. The rail will link Brisbane and Melbourne and offer a new avenue of freight movement along the eastern seaboard.
